Is a metro stop in Chevy Chase, Maryland’s future?
Over the past years there have been talks about the construction of a purple metro line, with a Chevy Chase Maryland stop.  If the purple line was constructed, it would connect Bethesda to New Carrollton going through Silver Spring, otherwise the trip would be a 16 mile hike thru rapid bus or light rail. With this plan for the purple line there is a stop in Chevy Chase along the Capital Crescent Trail.   The addition of this Metro stop will transform the Montgomery County real estate found in this town.  Some of the changes that you may see will be at Lake East, located between Manor Road and Chevy Chase Lake Drive on the East side of Connecticut Ave.  This piece of Montgomery County MD real estate owned by the Chevy Chase Land Company currently is home to 250,000 Square feet of commercial Chevy Chase, Maryland real estate.  This Chevy Chase  MD real estate will be redeveloped into a shopping center, which will include small retail stores and office space.  The roughly twenty acres of residential Chevy Chase real estate will be redeveloped to include multi family homes as well as some low priced to moderately priced real estate.   

If this project were to be completed with all of the town changes, Chevy Chase may end up resembling the Kings Farm Community in Rockville, Maryland.  This Rockville Maryland mixed use community encompasses 430 acres of which 45 acres are used for recreational facilities, and the 33 retail stores found in the village center.  Even though this can be beneficial some of the Chevy Chase residents are opposed to this project because they fear it will destroy the community do to  the denser commercial real estate zone. Another interesting fact to note about any of these developments is that according to Tom Autrey a member of Montgomery Counties Park and Planning Commission’s transportation staff said all development located close to a light rail station must be pedestrian friendly.  Currently one of the goals for all the developments that would surround the purple line stop is to create roughly 25 to 30 jobs per acre and anywhere between five to nine homes per acre.  If you would like to know more about what is going on with the purple line please check back again later.  More articles will be posted as I find more information on this subject.
