Time to Revamp your Washington DC Real Estate??

If you currently live in one of the many Washington, DC homes, then you are familiar with all the construction that is going on in the Downtown area of the District.    If you were to walk around Downtown Washington DC you will see a number of cranes located next to many of the already existing buildings.  This is because these pieces of Washington DC real estate are being gutted for renovation.

When an owner of a piece of real estate is contemplating renovation there are many things that can be going through his head.  One may be is it time to renovate or just scrape the building because it is to out dated?  The first question that the owner will ask himself is in the buildings current state will it continue to attract residents, and if so, will it generate enough income?  The answer to this question can be very simple when it comes to real estate one of the main factors is location, if your building located in a favorable area, meaning is there high demand for office space in your area.  If the building happens to be in a favorable location, but due to its age its no longer aesthetically pleasing, it does not offer many amenities, or if the technical systems are beginning to fail, you would probably consider a renovation over complete demolition of the property.  Obviously if you can choose to do a renovation over a complete demolition there are some economic advantages to this.  You, being the owner, get to maintain and continue to use the building structural skeleton, its foundation, and the basement.  There are many different reasons why an owner would choose to put his commercial property through a renovation.

Some reasons to renovate your commercial property
  • The interior design may be out dated.
  • The building entrance is very important; due to the fact that it creates a first impression for visitors of the building.  
  • If your elevators are running slow or are constantly breaking down you may want to consider looking into redoing the system.
  • Certain climate control systems have become dated with all the technological advances.  Today’s more technical equipment can conserve energy which results in a reduction of energy costs and at the same time they work more efficiently.
  • There are also some other parts of the buildings infrastructure that overt time need to be replaced.  A good example of one of these systems is the plumbing.
  • Finally, if your property is an older property, you may want to renovate it to remove certain materials like asbestos, and at the same time you may need to have your building meet the compliance codes.  What this means is that some older buildings have systems in them that do not meet the standards of today’s building and safety codes.
