When looking to purchase or sell Montgomery County MD homes or any real estate it is important to stay up on current events that are occurring in that area.   Currently there is a proposal to build a new Silver Spring Library that will be a mixed use development.  There are three different proposals for this Silver Spring real estate  project, and in the coming weeks we will have a decision on which will be used.  This Silver Spring MD, real estate will add a new library, a high-rise residential real estate development, a center of the arts, public use space, and there is a possible location for a purple line Metro Station.  Currently the plans call for the purple line metro stop to be at the corner of Wayne Avenue and Fenton and Bonifant Streets.
Since several developers are working on the designs for of this Silver Spring Maryland real estate development, there obviously are differences in the design layouts.  Most differences from one plan to the next all deal with the layout of this peace of Montgomery County real estate.  Some of the other differences that you can see from plan to plan are the number of levels the library will be, and the number of residential units that will be developed.  Currently the Montgomery County Council plans to review the proposed plans for this mixed use project on Thursday November 20th, 2008.  
The RTKL development firm out of Washington DC has presented there design to residents of the area.  There plan calls for a four-story library where the front of the building will be facing Bonifant and Fenton Street.  This plan also calls for a 14 story residential building with 140 units.  The residential building will be located on Wayne adjacent to The Crescent apartment building.  On the ground floor of this apartment complex there will be commercial space for retail shops.  Another aspect of this plan is for a 23,000 Square foot art Center, on Bonifant Street.  There will also be two floors dedicated to county office space, which will be located above the library.  The final part to this plan is to have the purple line Metro Station located at the street level beneath an elevated part of the library.  Some negatives aspect of this proposal is the lack of access to the library from the Wayne Avenue Garage, and compared to the other plan it calls for fewer residential units to be developed.  
The Second plan for this development calls for the library to be closer to Wayne and the residential properties on Fenton.  In this option the developer plans to build roughly 176 residential units.
Finally the third option that the county will have to choose from calls for an integrated library, and residential building.  This deign calls for a 4 story library with its front on Bonifant, there will also be half of a ten story residential building sitting on top of the library.  In this plan the developer calls for the residential building to have 164 units, and it would be designed in the shape of a U.  A negative that comes form this is that the top of the library will be more costly and time consuming for the developer.  
As you can assume with all the preliminary work that has gone into the development of this project the county has also begun to plan for the future.  Currently there is $30 million set aside for the library with roughly $15 million being used on the land.
