Prince George County Planned Community Homes

In Spring 2007 Prince George's County Maryland will formalize the opening of its National Harbor.  An immense luxury hotel and convention center, it will cost an estimated $2 billion.  Situated on the edge of the Potomac River just south of Washington DC  (for additional information please see below), once completed it will be nationally recognized as one of the largest real estate developments in Prince George's County, and of its kind.

In 2009 Konterra, a new town center, will break ground in the northern region of the county in Laurel.  Even larger than the National Harbor project, the Konterra development will encompass 2,200 acres in a $3 billion build of deluxe single-family houses, town homes, condos, hotels, and a variety of commercial spaces.

Other like projects in the planning stages include:  Woodmore Towne Center in Glenarden, the University Town Center in Hyattsville, and a development in Bowie.  Woodmore will likely house the county's first high-end grocer.  University Town Center provides stellar amenities within close proximity to the University of Maryland and the District of Columbia.  The Bowie community will have a conference center, hotels, and stately homes.

When these projects are completed they will look similar to the Reston Town Center (www.restontowncenter.com) in Northern Virginia.

With so much planned development, where is the push for these new urban suburban communities coming from?

"New Urbanism", as the trend has been dubbed, has existed since the 1980s, though it was not until recently that it took hold in the county.  County heads believe that "new urbanism" has been a consideration of theirs for some time now, but developers took longer to come around.  Now that everyone is on the same page in understanding the vast economic benefits of new urbanism, both the government and developers are moving full steam ahead.  The county's government sees this as an opportunity for the growth of new towns to bring additional revenues and developers understand the huge profitability of building communities that represent their own paradigm of amenity filled living.  Ultimately you have a win, win, situation, from which builders and the county residents will reap the benefits for years to come.

More about National Harbor

The Fleet Street Condominiums will begin sales in late 2007.  Studios and one and two bedroom floor plans are available with prices starting in the $300,000's.  Featured and standard upgrades include: gourmet kitchens, granite counter tops, stainless steel appliances, hardwood floors, private terraces, and balconies.  In addition, amenities include:  concierge service, use of the Aloft Hotel pool, underground parking, and a fitness center. 

Boat slips are also available at the community's 64 slip marina, comprised of two 700-foot piers.  Larger 60-foot slips can be acquired.  Rates are $125 per linear foot annually.
