Those looking for homes in Montgomery County may want to consider moving to south Silver Spring.  An area that was once known for its industrial warehouses and vacant office buildings is now home to new high rise residential buildings, active streets, and young families.  An interesting fact to note is that in South Silver Spring there has been roughly 1,200 new residential units developed and about 900 more are under construction.  Some people who live in Montgomery County real estate may not realize that in 1995, vacancy rate for office space in Silver Spring was 39 %, which equates to roughly 500,000 Square feet of vacant space. This is why much of this residential Montgomery County Maryland real estate came from renovating vacant office buildings.  Some examples of these office buildings which were converted to residential Silver Spring Maryland real estate are the Aurora, Eastern Village Co-housing and Gramax Towers. The renovation of the Silver Spring MD real estate that is now known as the Gramax Towers was one of the developments that really helped to start the redevelopment of the South Silver Spring neighborhood to being more residential.  This is not all that was done in order to redevelop this Montgomery County real estate, but rather it was also due to the changes made in the Silver Spring master plan in 2000.  

The changes that were made in the master plan made south Silver Spring more lenient to density restrictions.  There was also a zoning amendment that was passed in 2007 which increased the heights that buildings could be from 143 feet to 200 feet.  These 200 foot buildings must have retail space on their ground levels.   

Some other new residential buildings that have recently opened for occupancy in south Silver Spring include the Veridian Apartments located on East West Highway.  Also residents are awaiting the completion of the Argent located at 1200 East West Highway and the Galaxy.  With all of these new developments coming up, there are more people moving to the area which is helping many local businesses.  Another way that the county is trying to help the local businesses is the Department of Housing and Community Affairs is currently working on the construction of a pedestrian walkway and through street that would be located between Kennett and East West Highway.  So as you may be able to tell by reading this article, this area is not done with its redevelopment but rather the revitalization will continue.
