Police Force gets a New Bethesda MD Home
There have been talks about a new Montgomery County real estate development in the city of Bethesda.  This is due to the County’s request of proposals for a new Police Station which was released in August of 2008.  Out of all the developers who offered proposals for this project, the county chose Bethesda based firm JBG Associates. JBG Associates came  up with two ideas for this police station, the first one is to construct a new piece of  Bethesda MD real estate, the second idea is to renovate the current location of the police station.

The current station is located at the intersection of Wisconsin Avenue and Woodmont Avenue; it is a 21,400 square foot building developed in 1961.  If the County decides on moving the station, the proposal calls for this new Bethesda Maryland real estate, to be  developed  as a mixed use project, with a police station sitting next to Montgomery County homes and offices.  

The county has a big decision to make, between moving the station to a completely new location, or renovating the old station, and making it more sufficient for the growing force.  Some factors that the county is taking into consideration when making this decision is that the new project must remain in the central business district.   The Central Business District extends from Batttery lane on the north side to Bradley Boulevard on the South side, straddling Wisconsin Avenue.  Another factor that must be considered before the county builds a brand new development is the assessed value of the current development, and according to tax records the building and land is valued at 2.5 million dollars.

JBG Associated and the county are still in the negotiation phase, but JBG’s current vision for the new police station, is to have an office building with retail located on the first floor.  One of the sites for this new development is located on Cordell Avenue, and is currently home to businesses including an army navy surplus store, a rug store, and other small businesses.
