No one has a crystal ball that can predict what will happen in the Metro Washington DC real estate market.  At the same time there are certain known changes going on  in Montgomery County's real estate market.  Currently developers have been creating blue prints for a new Shady Grove Life Science Center.  The the site for this life science center will be located  where the current medical center complex is.  It was not until 1980 that the idea of a life science center was conceived.    As of now the County's idea for this piece of Montgomery County MD real estate has almost been completed.  This Gaithersburg Maryland real estate's current tenants include the Shady Grove Adventist Hospital, Johns Hopkins University at the Montgomery County Campus, University of Shady Grove, and biotechnology companies.

This new Gaithersburg West Master plan currently calls for an update to the current Shady Grove Study area.  Currently the new plan will include areas that span west of Quince Orchard and Longdraft roads, it also include several different enclaves that are surrounded municipalities.

One of the challenges that the facility must address is a situation that was created by the development of the older life science center.  This problem is known as sprawl development.  This made it so the buildings were more  for a single use, which made it more convenient to use automobile transportation when traveling between buildings.  In the new life science center they plan to develop the facility to be vibrant, dynamic, and walkable, and they plan for the exterior of the building to be attractive.    

What is currently in the master plan?
* The development will be planned for science and the future growth of the life science center
* Blueprint for the Belware property, and the vacant 100 acre site that Johns Hopkins University owns
* They have recommended a moving of the Public Service Training Academy and instead use this location for something that will support the new science center.
* Turn the life science center into a more walk friendly environment

Currently the planners of Gaithersburg West are having developers analyzing the grounds of where this new property is planned to be built to check the density and to understand all the land use alternatives for this area.    They are also looking at the transportation capacity, environmental features, open space network, and what the future school needs will be as they come up with more of the draft of the master plan.
