Clarksburg Maryland Real Estate Update

The Montgomery County real estate that is being developed into the Clarksburg town Center development sits on a 270 acre parcel of land.  This new Montgomery County real estate development will be composed of single-family houses, townhouses, apartments as well as a retail district.  So if you are considering purchasing one of the many homes in Montgomery county and are considering the Clarksburg area, please continue reading this article which contains pertinent information about what is going on in the this community.  Currently the planning officials are telling the residents of this community that the county’s planning board would not be approving the new plan for the Clarksburg Town Center due to the fact that the developer did not conform to the guidelines that the board had set.  This Town Center is being developed by Newland Communities.  Newland Communities is a privately owned company, which develops residential, urban mixed-use communities, land development, and project management throughout the United States.

The reason that the county did not approve the plan that Newland Communities submitted this past October is because it does not meet all the conditions which were established last year.  Some of these discrepancies include design elements that were modified or removed and land use category changes.  The live work units, where you can live above where you work, were being referred to duplexes and in previous documents they were referred to as courtyard townhouses.  This is a problem because approval was given for attached homes, but duplexes are semi detached property.  Another change from the approved plan that was submitted, is a14,000 square feet decrease in the retail district.  The new retail district would encompass 15,000 square feet.  There have also been changes to the library and Parking lot that was supposed to be the responsibility of Newland Communities to build.  The planning board has currently not signed off on these changes and does not want to revisit issues which were resolved last year.  A major concern of current residents is that the resolution will become a dragged out process and development won’t begin until next year.  Current Newland Communities will be submitting their comments in 90 days.  After the comments have been submitted the staff may take a month or more to review the comments, after this Newland gets another 90 days to respond.  So as you can tell this can become a timely process.  Also an interesting fact to note is that this community has already been delayed in 2005.  The reason for the 2005 delay was because the site plan contained many violations.
